The bigger master plan

Vistancia covers about 7,100 acres at the northern edge of Peoria, with the master plan calling for around 13,500 homes across multiple villages when fully built. The community is mixed in a way most West Valley communities aren't — there's a 55+ gated section (Trilogy, sold out at 3,300 homes) and several family-oriented villages including Blackstone, Sage, Mountain Vista, and the newer Northpointe section with Skymark and the upcoming Ridgecrest (a Trilogy boutique community).

The community has its own Vistancia Village Center for retail and dining, the 3.5-mile Discovery Trail, two City of Peoria parks (Sunset Park and Westland Park), and proximity to Lake Pleasant and the 303. Homes in the family-friendly villages range widely — single-family 1,400 sqft starter homes up to 4,000+ sqft luxury homes on the hilltop sections.

Different from the 55+ communities

The broader Vistancia (excluding Trilogy) is the only active-adult-adjacent community we serve where most of our work is family-pattern recurring residential. That means:

Bi-weekly recurring as the most common schedule

Families with kids in school, two working parents, dogs, kids' rooms — bi-weekly cleaning keeps the house manageable without becoming the dominant household expense. Recurring discount applies.

Larger square-footage homes than the older communities

Many Vistancia family homes are 2,200–3,500 sqft with multiple kids' bedrooms, dedicated home offices, larger kitchens, and more bathrooms than a snowbird-style home. The recurring clean takes longer per visit but the value per dollar is strong.

Move-in cleans for new builds

Northpointe and the newer phases of Vistancia are still under construction. We clean new builds before move-in to handle dust the builder's crew left behind, wipe every surface, and deep-clean appliance interiors.

Move-out cleans for families relocating

Vistancia has steady relocation traffic — families moving between West Valley communities or out of state for work. Move-out cleans before the home transitions to new owners are part of our scope.

What family homes need that snowbird homes don't

Family-pattern recurring is its own profile. Kids' rooms (toys, mixed mess, daily-use clutter). Home offices (more dust, more surfaces). Multiple bathrooms used hard. Pets (hair, dander, paws on the floor). Kitchens used three times a day, not just for coffee.

For these homes the rhythm is different from the 55+ communities. Bi-weekly is usually the floor — anything less and the house slides faster than a recurring clean can keep up. Same-crew matters even more here because the crew learns the family's setup, knows which kid has which room, and doesn't have to ask every visit.

Vistancia villages we serve

We clean throughout Vistancia — Blackstone, Sage, Mountain Vista, Northpointe (Skymark and the upcoming Ridgecrest), Trilogy (via our dedicated Trilogy at Vistancia page), and the rest of the master plan. The villages have different gate setups (some gated, some not) but the cleaning work is the same across them.

If you're in a section with a gate, we'll need access information for the first clean (typically you add Spotless as an approved visitor through the HOA portal). After that the recurring crew is on file.
