Sun City's next-generation community

Sun City West is Del Webb's second active-adult community, opened in 1978 about 15 miles northwest of Phoenix. Around 25,000 residents live across 17,000 homes inside ZIP 85375, with R.H. Johnson Boulevard running through the middle as the main spine. Homes here tend to be slightly larger than the original Sun City — 1,400 to 2,400 square feet is common — built between the late 1970s and 1990s, with the newer sections featuring the larger floor plans.

The community shares Sun City's snowbird rhythm — a meaningful share of homes sit empty during summer months — but Sun City West skews slightly younger demographically and the homes lean toward the next-step-up active adult who wanted more space than the original Sun City offered. Our work here splits between recurring residential for full-time residents and seasonal cleaning for snowbirds.

Snowbird pre-arrival and pre-departure

Pre-listing cleans

Sun City West has steady turnover as longtime owners move into assisted living or pass the home along. A deep clean before listing helps the home photograph better and shows well at open houses. The realtors we've worked with on these jobs have come back repeatedly.

What Sun City West homes need that newer builds don't

Most Sun City West homes are 30–45 years old. Cabinets and countertops are original in many of them. That changes what a deep clean looks like — more attention to grout lines, more careful work around aged stone or laminate counters, and a real benefit to cleaning the interiors of appliances that may not have been deep-cleaned in years. The microwave interior, the inside of the dishwasher, the back of the fridge — these build up slowly and don't get noticed until someone really cleans them.

Bathrooms in older Sun City West homes often have alcove tubs (we know how to clean these well), tile grout that needs more than a quick wipe, and accessibility equipment like grab bars or built-in shower seats. None of it is unusual; it's the housing stock.

Inside Sun City West: Corte Bella

Sun City West also contains Corte Bella, a gated 45+ community with about 1,650 Santa Barbara-style homes built between 2003 and 2007. Corte Bella homes are newer than the rest of Sun City West, larger on average, and architecturally distinct. We serve Corte Bella as part of our Sun City West coverage — same crews, same scheduling, with extra heads-up needed for gate access.

Outside Corte Bella, the rest of Sun City West is organized around R.H. Johnson Recreation Center and Beardsley Park, with neighborhood enclaves identified more by street than by formal subdivision. We're comfortable in all of them.

Yes. Corte Bella is a gated community inside Sun City West and we serve it as part of our Sun City West coverage. Because it's gated, we'll need access information from you when you book (gate code, or you'll need to add us as an approved visitor through the HOA portal). Otherwise the work is identical to the rest of Sun City West.

Can you handle a deep clean for a home going on the market?

Yes. Pre-listing deep cleans are a common job for us in Sun City West. We can coordinate timing with the realtor — most prefer the clean two or three days before professional photos and the first open house, so the home photographs spotless without sitting empty long enough to gather new dust.
