The original Sun City, by the numbers

Sun City was Del Webb's first active-adult community, broken ground in 1960. Today it has roughly 38,000 residents spread across 27,000 homes between 99th and 111th Avenues. The community covers ZIPs 85351, 85373, and 85372 in unincorporated Maricopa County.

Most Sun City homes are between 1,000 and 2,000 square feet, single-story, built somewhere between 1960 and 1985. About half sit empty for several months a year — owners spend summers in Minnesota, Wisconsin, the Pacific Northwest, Canada — and return between October and April. That snowbird rhythm shapes more cleaning decisions here than anywhere else we work.

Three job patterns we see most

Pre-arrival cleans (October–November)

The home has been empty since April. Dust has settled on everything. The refrigerator needs a full reset. We schedule these in the week before the owner flies in. The crew handles dust, kitchen reset including appliance interiors, bathrooms top to bottom, baseboards, vents, and a check on anything that might have moved (gecko visitors, the occasional ant trail, lightbulbs that have burned out in unused fixtures). Move-in ready before the plane lands.

Pre-departure cleans (April–May)

The reverse. The owner is closing up for the summer and wants the house spotless before they leave — so when they return six months later, it's empty rather than dusty. Refrigerator emptied and wiped, trash out, all surfaces, bathrooms, vacuumed and mopped. Add-ons available like washing linens before they're stored or wiping down patio furniture.

Recurring residential (year-round)

About half of Sun City's residents are full-timers. Many are on a recurring schedule — weekly, bi-weekly, or monthly — with the same crew each visit. That consistency matters more here than in younger neighborhoods. Sun City homes are smaller (1,000–2,000 sqft) which keeps the price down, and a familiar crew that knows where everything goes tends to outperform a rotating one.

Accessibility equipment

Many Sun City homes have grab bars, walk-in tubs, raised toilet seats, ramps, or transfer benches. Cleaning around these without damaging or repositioning them is its own skill. Tell us about accessibility equipment in your home when you book and we'll plan accordingly.

Allergen-sensitive cleaning

A lot of Sun City residents are managing respiratory conditions, allergies, or post-surgery recovery. We can use fragrance-free products by request and we're careful with airflow during cleaning (closing off rooms with windows open, etc.) if that matters to you.

Adult children and property managers

Plenty of Sun City work is set up by an adult child or a property manager handling the home for a parent who's not local. Booking, scheduling, and payment all work the same way whether the homeowner books directly or someone manages it on their behalf.

HOA realities

Sun City has multiple recreation center districts — Bell, Lakeview, Marinette, Mountain View, Fairway, Sundial, Oakmont. The HOA rules are mostly exterior-focused and don't affect interior cleaning. If anything outdoor-adjacent comes up (back patio, garage), we'll check first.
