Shea Homes' 55+ flagship in Peoria

Trilogy at Vistancia was developed by Shea Homes starting in 2004 and sold out in 2024 with around 3,300 homes. It's the 55+ gated section inside the broader Vistancia master plan in Peoria — the rest of Vistancia is family-friendly and not age-restricted, but Trilogy is. Homes range from about 1,200 to 3,100 square feet, mostly single-story ranch floor plans with the Shea Homes upgrade profile the community is known for.

Trilogy skews newer-retirement and higher-income compared to the original Del Webb communities. The Kiva Club (35,000 sqft of clubhouse, fitness, pools) anchors the community along with the Gary Panks-designed Trilogy Golf Club. Homes have larger lots than the original Sun City and many have golf-course or mountain views.

Recurring residential, weekly or bi-weekly

The single most common job pattern here. Larger homes than the older Del Webb communities, more upgraded finishes, and clients who tend toward more-frequent recurring schedules. Same crew every visit. Recurring discount applies.

Snowbird seasonal cleans

Trilogy has a snowbird share but it's smaller than at the older Del Webb communities — Trilogy residents are more often full-time or near-full-time. Pre-arrival and pre-departure work still comes up.

Deep cleans before entertaining

Trilogy is a social community — clubs, group gatherings, holiday hosting. We get deep-clean bookings before big entertaining weekends, especially around Thanksgiving, the December holidays, and Easter.

The Shea Homes upgrade profile

Shea Homes built Trilogy with a particular finish profile — upgraded cabinetry, larger kitchen islands, walk-in pantries, oversized master bathrooms with separate tub and shower in most plans, and tile or LVP through most of the home. Keeping these finishes looking new is the recurring cleaning work — proper pH-balanced cleaners on quartz and granite, soft cloths on cabinet faces, grout maintenance on tile, and attention to the larger square footage of master baths.

Most homes have private backyards with patios, often with mountain or golf course views. Patio glass doors and exterior-facing windows pick up more dust than interior rooms — if you want those included in your recurring scope, mention it when you book.

Gate access and logistics

Trilogy has a guard-gated entrance at the main Trilogy Boulevard access. For the first clean, the homeowner needs to add Spotless to the approved-visitor list through the HOA portal or by calling the gate. After that, our recurring crew is on file and gets through without trouble.
