The third in the Sun City lineage

The Grand was developed by Del Webb between 1996 and 2005, the third in the original Sun City lineage. The community officially rebranded from "Sun City Grand" to "The Grand at Surprise" a few years back. The subdivision name in property records is still Sun City Grand and many residents still call it that — we use both names depending on context.

The community covers about 4,000 acres south of Bell Road inside the city of Surprise, with roughly 9,800 homes (including 252 condo units). It's 45+ age-restricted with most residents 55+. Homes range from 427-square-foot condos at the Village to single-family detached homes up to about 3,000 square feet, with the bulk in the 1,400–2,200 sqft range.

Four championship golf courses run through the community — Cimarron, Desert Springs, Granite Falls North, and Granite Falls South — and a meaningful share of homes are on or adjacent to a course.

What gets booked most at The Grand

Recurring residential

Bigger homes here mean recurring cleans take longer than at the original Sun City, but the value pays back — same crew every visit, on a weekly, bi-weekly, or monthly schedule, knowing where everything goes. Recurring discount applies.

Snowbird pre-arrival and pre-departure

Same rhythm as the other Del Webb communities — half the homes sit empty May to October, and the cleaning work bunches in October–November (pre-arrival) and April–May (pre-departure). We schedule around your flight dates.

Golf-course homes

Homes adjacent to the fairway pick up more dust than interior-block homes — overspray from course irrigation carries dust and grass clippings onto patios, and back doors get more traffic. We adjust the recurring clean rhythm if needed.

Pre-listing deep cleans

The Grand has steady real estate activity. A deep clean two or three days before the realtor's photographer arrives makes a noticeable difference in how the home shows.

What The Grand homes need that older Sun City homes don't

Most homes at The Grand were built in the late 1990s and early 2000s, which means newer-style finishes — granite or solid-surface counters in most homes, stainless or matched-finish appliance sets, tile floors, newer-format master bathrooms. The cleaning work focuses less on age-related grime and more on keeping newer finishes looking new — proper care for granite (no acidic cleaners), stainless without streaking, tile grout maintenance before discoloration sets in.

The condos at the Village have a different profile — smaller footprint, less square footage per visit, but more attention to balcony cleaning (railings and the slab) which is part of the standard offering for condo clients.

The Grand is large enough that we run multiple crews here on busy weeks. For recurring clients we assign one crew that stays with you visit after visit — that's the same-crew promise that's a core part of how we operate. For one-time jobs (pre-arrival, pre-listing), we assign based on availability and the specific work scope.
