Del Webb's newest Phoenix-metro community
Sun City Festival is Del Webb's newest active-adult community in metro Phoenix, opened in 2006 and still under construction. The master plan calls for 7,200 homes on 3,100 acres at the base of the White Tank Mountains in Buckeye. Roughly 3,500–4,000 homes have been built as of the mid-2020s, with new phases still releasing.
The 55+ age restriction is strict (10% allowance for 45–54), and most homes are between 1,200 and 2,200 square feet on single-story floor plans. Unlike the older Sun City communities, Festival is far enough from the rest of the metro that "going into town" is a real drive. Residents who chose Festival generally wanted newer construction, mountain views, lower price-per-square-foot, and a quieter setting. The community has its own recreation centers (Sage and Festival Center), restaurant, and the 27-hole Copper Canyon Golf Club, so much of daily life stays inside.

What newer-construction homes need
Festival homes are mostly less than 20 years old, with a lot built in the 2010s and 2020s. That means newer finishes — quartz or granite counters, stainless appliance sets, tile or LVP floors throughout, larger walk-in showers without alcove tubs. The cleaning work focuses on keeping those finishes looking new: stainless without streaking, quartz with the right pH cleaner (acidic cleaners etch over time), grout maintenance before discoloration begins, tile flooring that needs more than a Swiffer pass to actually be clean.
Most Festival homes have a low-maintenance backyard (small or xeriscaped) which means less of the dust-on-patio issue that bigger lots create. Interior dust is the main thing.
