Del Webb's newest Phoenix-metro community

Sun City Festival is Del Webb's newest active-adult community in metro Phoenix, opened in 2006 and still under construction. The master plan calls for 7,200 homes on 3,100 acres at the base of the White Tank Mountains in Buckeye. Roughly 3,500–4,000 homes have been built as of the mid-2020s, with new phases still releasing.

The 55+ age restriction is strict (10% allowance for 45–54), and most homes are between 1,200 and 2,200 square feet on single-story floor plans. Unlike the older Sun City communities, Festival is far enough from the rest of the metro that "going into town" is a real drive. Residents who chose Festival generally wanted newer construction, mountain views, lower price-per-square-foot, and a quieter setting. The community has its own recreation centers (Sage and Festival Center), restaurant, and the 27-hole Copper Canyon Golf Club, so much of daily life stays inside.

The most common job at Festival. Same crew on a weekly, bi-weekly, or monthly schedule. Recurring discount applies. Festival's newer construction means the work is mostly maintaining finishes that are still in great shape rather than fighting accumulated grime — a different cleaning rhythm than the older Del Webb communities.

Snowbird pre-arrival and pre-departure

Festival has a meaningful snowbird population — newer homes attract residents who keep a primary home somewhere else and use Festival as their winter base. Pre-arrival cleans in October–November and pre-departure cleans in April–May are common.

Move-in cleans on new builds

Because Festival is still under construction, new-build move-ins are still happening. Builder cleans cover the basics, but most new owners want a residential clean before they unpack — wipe down everything one more time, deep-clean appliance interiors, handle dust the builder's crew didn't reach.

Yes, we serve Festival — and there's no travel fee

Festival is about 25 minutes from our Surprise headquarters depending on traffic. That's farther than most of our other service areas. We don't charge a distance surcharge for Festival because it's documented in our standard service area, but it does mean we batch Festival work into specific days when possible — that lets the crew do multiple Festival homes back-to-back rather than driving out for one and turning around. If you have flexibility on the day of week for a recurring clean, mention it and we'll line you up with our other Festival residents on the same crew route.

What newer-construction homes need

Festival homes are mostly less than 20 years old, with a lot built in the 2010s and 2020s. That means newer finishes — quartz or granite counters, stainless appliance sets, tile or LVP floors throughout, larger walk-in showers without alcove tubs. The cleaning work focuses on keeping those finishes looking new: stainless without streaking, quartz with the right pH cleaner (acidic cleaners etch over time), grout maintenance before discoloration begins, tile flooring that needs more than a Swiffer pass to actually be clean.

Most Festival homes have a low-maintenance backyard (small or xeriscaped) which means less of the dust-on-patio issue that bigger lots create. Interior dust is the main thing.
